The Agreement:
A property owner leases their ground or roof space for the development of a solar PV plant. The green electricity generated is then sold back to the national grid or supplied directly to a local high energy user. The lease must run to a term of 25 years to which the property owner will receive guaranteed rental income for the duration. Rental payments begin once the lease is completed and is paid quarterly in advance.
Our Commitment:
We will undertake and oversee the entire development process in-house from preparing the planning application right through to power plant design and installation completely free of charge as this cost is covered entirely by our own funding.
Retaining Use of Land:
It is very important to us that property leased is maximised to its fullest potential. We work closely with the property owner to incorporate any additional requests like sheep grazing or chicken housing. In order to accommodate livestock within the solar plant, we have to construct specialist fencing to protect our equipment and the livestock. The cost of this will be discussed with the property owner as it may impact on the rental income.
Preserving Your Property:
The construction of utility scale solar PV plants does not result in an irreversible development of agricultural land. At the end of the operational lifespan, the panels and framework can be dismantled and removed. The land is then returned to its original state (without effecting ‘greenfield’ status where applicable).
The Choice Is Yours:
You could choose to work with third party ‘introducers’ or ‘land agents’. However, these establishments will usually require payment in fees or commission minimising your rental income potential. We recommend that you should always speak to us first to review our proposals before you make a decision. Lightsource is also unique from most developers in that we own and maintain the plant for the duration of the 25 years. Therefore, it is crucial to us to only use high quality materials and this ensures the plant will perform to its optimum output.
